    In-laws deserve a lot of ap- preciation. Never would I admit to it, but they have been my saving grace lately. As I have been unable to visit my own parents across the globe, my Hawai‘i family has em- braced me, while keeping in- tact the personal space so dear to sons- and daughters-in-law.
in social media: do we truly “like” something or some- one, or do we just want to be liked in return? Are there ulterior motives? Do we take time to forge alliances to make the world a better place, or is short-term gain the end goal?
As a professional musician, I am often reminded of this quote when marveling at some performers’ intense facial and body contortions. They put au- diences in a trance, but some- times I wonder about what is essential.
It can be tricky to communi- cate with your in-laws though. When bubbly language isn’t your cup of tea, conversation is minimized. That’s when house and yard chores bring a welcome outlet: weed whack- ing, toilet bowl repairing, vacuuming. Yes, please, I’m happy to help!
Saint-Exupéry’s The Little Prince ultimately realizes that the love for his rose is unique because of his devotion to her. In that author’s classic book, the wise fox tells him another important truth about authen- ticity: What is essential is in- visible to the eyes.
Fortunately the people of Hawai‘i are genuine and can, without their eyes, distinguish between the wheat and the chaff. They, like my in-laws, understand that the gift of time spent in replacing a toilet fill valve goes beyond a clean flush.

Remember the McMansions
Over the past decade, we’ve gone from people wanting to downsize, to those embracing tiny home living, back to “I want a bigger space, privacy, and more land!” We keep hearing that the market is slowing. The numbers certainly don’t support it. Every single neighborhood I track has far more demand than supply. As long as this trend continues, the market will remain steady. There are subtle changes but, in the end, the market still favors
sellers. Besides a severe inventory shortage, here’s what I’m seeing. Video tours seem to have decreased. In person showings even by mainland buyers are on the
rise. We are still receiving multiple offers but there
are fewer showings overall. This tells me the market is cooling but demand is still there. Watch this. The chart above compares 3rd qtr 2020 to the 3rd qtr of this year.
Looking at last quarter (2nd qtr 2021) not shown, sales numbers in Hilo increased from 79 to 112. The median price rose from $381,750 to over $468,000 this quarter. Now consider Hawaiian Paradise Park. Last quarter (qtr 2/2021) there were 98 sales with a median sale coming in at $372,500. This past quarter,
sales numbers rose to 100 (fairly steady) while the median price increased to $432,877! If this trend continues, prices in HPP will soon eclipse Hilo! Take time to compare the numbers. Even the projected demand hasn’t kept pace. For instance, between Oct 1, 2020 thru Sept 21, 2021, the Hilo area saw 411 homes change hands. When I prepared the update in October 2020, the theoretical demand was for 320 homes. The HPP demand based
on closings during the same period was for 380 homes. The real number was 400!
