 Iwent for a ride today. I have always been com- fortable staying at home, but today, over a month into the pandemic, I felt the need to get out of my house and drive, to breathe the tradewinds flowing through my car windows, to drive without destination.
But I will see her again. She is always close by, watching after her little boy.
When I started my car, I was surprised to see my mother in the passenger seat. Then, I was not surprised. My parents loved taking drives. They would drive off alone exploring unfamiliar roads, looking at new vis- tas, talking with each other — they were best friends as well as spouses.

Driving Without Destination

The author learned that sometimes there’s great benefit in driving without a destination.
 When I turned off the key and looked back, she was gone.

 So, 60 years later, I pulled out on Kamehameha High- way without a map or GPS, and my mother was ready. Mount Ka‘ala beckoned and the road was open. Travel-
ing through Hale‘iwa, most shops were closed, little traf- fic, few people and the quiet was eerie. Back on the open road, my mother, still smil- ing, watched Hawai‘i stream past her window, so differ- ent from California where she lived, so different from Wisconsin where she grew up. Her face glowed from the wind and her elbow was peeking out the window, like when she drove with my dad.
As we drove, I could see the sparkle in my mother’s eyes. There was so little I could do for her when she was alive, and I wanted so much to give her some pleasant moments. When I finally pulled back into my little duplex on Ke Iki Road, we looked at each other and I saw a single tear on her face, and I knew it was a tear of joy. I had seen too many of the other kind and I could tell the difference.

The reality of competition is a definite downside to buying in a busy market. In a balanced market, buyers are fairly assured that offers will be addressed with a certain amount of ease and objectivity. While most feel the market is shifting, even today, buyers still find themselves under the pressure of competing with multiple offers. This, of
course, puts the seller squarely in the driver’s seat. There is no hard and fast rule about how multiple competing offers should be handled.Atbest,proceduresmay be addressed in an office manual. Ultimately, it’s up to the seller to decide what to do. Not all sellers feel they shouldconsideroffersintheorderinwhich they are received. They are not required to do so. Some prefer to put buyers on notice (thru their agents) that multiple offers have
been received. They will sometimes allow all buyers additional time to make their highest and best offer. Buyers should be aware that even small details about an offer can differentiate it from another. The amount of earnest money offered, for instance, can put an offer ahead of the competition. Our purchase contract allows a buyer to designate a time after which they are no longer bound. Many mistakenly interpret this expiration time as being the time by which the seller must respond. Buyers often request a short deadline thinking they can force a seller’s decision. Setting unrealistic deadlines doesn’t necessarily benefit a buyer’s effort. Keep in mind, however, that offersandcounter-offersmaybewithdrawn at any time prior to acceptance. Remember, when it comes to counter-offers, there is no limit on the number of times an offer
may be countered. In other words, a buyer may counter a seller’s counter followed by another buyer’s counter and on and on until the parties agree or the offer simply dies. Each counter negates the previous one making it essential that provisions be preserved and included in the next generation of the counter. If it isn’t, then it no longer applies. Keep in mind as well that until a seller accepts an offer in writing, there is no contract and therefore no obligation for a seller to sell. Not even a full-priced cash offer without contingencies assures the submitting party of success. Unfortunately, the face of negotiations in a brisk market isn’t very pretty at times.
