  1 Take the 6-by-6-inch cardstock and place it on the scoring board. On one edge, score at 3/8 inches. On the opposite
end score at the 5 5/8-inch mark. Note: Take note of the direction of print on the paper when placing it down for scoring if it has a one-way design.
   2 With the right-side print facing down, fold over at the scored 3/8-inch line. Use
the scoring tool to make a nice crease. Fold over one more time and crease well. Unfold and add double-stick tape or glue and refold. This will be the opening side of the favor.
   3 Run the scoring tool along the top backside edge of the favor, slightly
curving the paper. Do the same at the bot- tom edge. This will help make the paper roll and overlap easier in the next step.
   4 With the wrong side of the favor facing up, place double-stick tape along one
side edge. Place a strip of double-stick tape, about 2 inches long, at the bottom edge at the corner.
        SUPPLIES AND TOOLS:
 • 6-by-6-inch cardstock, solid or double-sided print
• High Tack double-stick tape (No. 30219172)
• scoring board (No. 30195075); or with trimmer
(No. 30193342)
• paper creaser
• paper trimmer (or use the
one from the scoring board)
• scissors
• embellishments like tags,
stickers, ribbon, etc.
• wrapped treats, to place
inside the favor
    5 Carefully, roll the cardstock together, overlapping and taping the side edges
together. This forms a tube.
   6 Position the overlapped edges in the center of the tube. Then, flatten the
top edge closed. Use the paper creaser to help reinforce the closure.
     7 On the other end of the tube, flatten in the opposite direction. The double-stick
tape will help keep this bottom end closed. This creates the mac nut pouch look.
   8 Embellish the exterior with stickers, tags, ribbons and more. Open and
place wrapped treats inside. Flatten the edges and press together to close.

Does a seller who finds their own buyer still owe a commission? When a property sells right away (or even before it’s listed), has the agent earned the commission? Does a seller who decides nottosellatthelastminuteoweanythingto their agent? Is a commission still owed if the agent doesn’t do their job? Of course, each circumstance differs but in general, the answer
inmanyinstancesislikelyyes.Unless a buyer is excluded on the listing paperwork (for a listed property), a
seller who “finds” their own buyer
still owes a commission. Even when a property is for sale by owner, agentsnormallyrequesta1-daylisting
agreement or one specific to their buyer. In today’s Internet-driven market, it’s difficult toknowwhereabuyeroriginatedevenifthey present themselves on the seller’s doorstep. Remember, finding the buyer is the easy part. Consider also a property that sells as soon as
it’s listed. Quick sales normally indicate that the agent helped sellers price the property correctly and that the marketing is reaching the correct audience. Besides, agents who have beenaroundawhileusuallyhavealistofbuyers looking for specific property profiles. And, truth is, well priced properties should sell quickly. Again, finding someone who wants to buy is the easypart.Asforsellerswhochangetheirmind, aslongasanofferhasn’tbeenaccepted,selling is completely the seller’s choice. Sellers who receive a full-price offer with no contingencies might, however, owe a commission to their Broker. There are two interesting twists to thiscontractualobligation.Sellershavearight to know the identity of the proposed buyer. In other words, they should be assured the offer isbonafide.Secondly,becauseagentswishto maintain a positive relationship with the seller, these claims are rarely pursued despite the frustration this may cause the buyer’s agent
who has worked diligently to insure the sale. The issue of whether a commission is owed to an agent who fails to perform is easier to analyze by considering who really “owns” the listing and thenbyrememberingthattheagreementtopay commission is integral to the sales agreement. Because the listing office and not the individual agent owns the listing, the fact that an agent isperformingbelowparwillprobablynotbe compellingenoughtonegatecommissions.For a truly unhappy seller, speaking to the broker may prompt corrective action. Once escrow is opened, however, it’s very difficult to refuse to pay the commission without stopping progress onthesale.Closingthetransactionsisgenerally regarded as being indicative that the agent has, in fact, done their job. As REALTORS®, wevalueyourtrustandhopethattheissueof commissions does not become the focus of the transaction.
