rainbows and unicorns go hand in hand, as both evoke a happy magical feeling. So, this week we’ll be making cute decorative unicorns.

           SUPPLIES AND TOOLS
• white yarn, for unicorn head • (2) 1-by-2-inch white felt,
for ears
• 4-by-4-inch white felt, for
horn
• metallic cord in iridescent,
silver or gold, to wrap the horn
• 1-by-3-inch black cardstock
or foam, for eyelashes
• small flowers and leaves
• pompom maker tool, large
or cardboard
• scissors
• low-temp glue gun and glue
sticks
• pencil/pen, for tracing
• ruler
• pink felt, for cheeks, optional
For the unicorn’s head, you need to make a white pom- pom from yarn. You can use a pompom maker, which is a very handy craft tool.
Using the pompom maker also uses less yarn than the typical way of wrapping yarn around a cardboard — the sample used here is a 6-inch cardboard and the yarn was wrapped around 250 times to make a full pompom. Both ways are great.
Make a large pompom out of the white yarn. The sample shown is approximately 2 1/2 inches.
Slowly spiral wrap the metallic cord around the cone, spot gluing as needed. Glue the end of the cording to the inside.
Use the cording to tie up the yarn bundle, leaving a long enough tail to use as a hanger. Trim yarn bundle to make your pompom. Set the pompom aside for now.
For the horn, fold the top edge over
to the side edge, creating a triangle. Measure 3 inches along the straight edge. Cut at the marked line. Open up the felt. Glue the end of the metallic cord to the felt, coming out at the top point.
Starting from one straight edge, roll across to the other edge forming a cone.
 Next, we roll a piece of felt into a cone shape for the horn. I like to spiral wrap some metallic cording to the horn to add more detail and give it a magical look. I cut out small leaf shapes from felt for the ears. I must admit the hardest part was making the eyelashes. I drew half-inch-long eyelashes and then cut them out of black cardstock. For my next one, I might just use moving eyes or black beads instead. Ev-
Take the pompom and separate some of the yarn. Place the horn in that spot. Add glue to secure the horn to the pompom.
Cut two 1 1/2-inch leaf shapes from the white felt for the ears. Glue one to each side of the horn. For the eyes, cut two half-inch-long semi circles with points from black cardstock for the eyelashes. Or, you can just do round circles. Glue eyes to the pompom front, about halfway down from the horn.
Place flowers and leaves around the horn at the top of the head. Glue in place. Tie the ends of the cording together for a hanger.

Confusion to Da Max!
Maybe, maybe not! No matter how you look at it, the chart shows some pretty interesting information. It’s hard to wrap your head around the fact that the median price of a home in Hilo is hovering around $550,000. It’s even more astonishing that the median price of homes under contract in Hilo and HPP are so close. Put your finger on the median price of a home in Ainaloa, go left and consider where this number was 1 year ago! As prices trend up in Ainaloa, budget minded buyers are looking in Nanawale and guess where else....Leilani Estates which is actually out performing Nanawale. Just 4 short years ago we all felt the
rumble that signaled mounds of lava about to cover much of this beautiful neighborhood (and Kapoho, of course). You can actually stand in the yards of some Leilani streets and look at 3 stories of lava. Despite the fact that insurance is scarce and much more
expensive, buyer’s still love Leilani. For this reason, I will once again start tracking this area. As predicted, inventory is causing constraint in sales numbers....prices, not so much. Not even rising interest rates have suppressed demand. Come to
think of it, neither has gas trending over $5 per gallon as witnessed by the total lack of
inventory at Volcano Golf and Country Club. Homes in that area continue to be snapped up. The re-opening of the picturesque golf course will only encourage buyers to consider the area. Remember, to calculate the number of active listings, combine the number under contract with active listings. This total is a bit misleading because most homes under contract will actually move to close. Most telling in the under contract category is the median price. With most homes selling at or above asking, the under contract number indicates that prices
will continue to trend up. Even areas where prices decreased last quarter (see previous report) over this, decreases likely lie squarely on lack of inventory. It’s a lot to take in for sure. Feel free to contact any member of Team Nakanishi for a more detailed discussion.. Don’t see your
